What do the job statuses mean?
Open — newly submitted, not yet actioned. In Progress — you're dealing with it (contractor booked, etc). Resolved — repair is done; job stays visible on the live dashboard. Closed — archived; disappears from the live view but remains searchable under the Closed tab.
How do I change a job's status?
Open the job by clicking on it in the table. Use the action buttons at the top of the detail panel — Mark in progress, Mark resolved, Close, or Reopen. Status changes are logged automatically in the job timeline.
How do I find a specific job?
Use the search bar above the jobs table — it searches across tenant name, property address, and job reference, and covers all jobs regardless of status (open, closed, resolved) while a search term is active. Click the × to clear and return to the filtered view. You can also use the filter cards (Live, Urgent open, Reminders, Open, In progress, Resolved, Closed) to narrow the list by status.
What are urgent jobs?
Tenants can flag a repair as urgent when submitting. Urgent open and in-progress jobs appear in the Urgent open filter and are highlighted in the table so they stand out.
Can I reopen a closed job?
Yes. Go to the Closed filter tab, click the job, and press Reopen. It returns to Open status and reappears in the live view.
Can I log a repair myself, without the tenant reporting it?
Yes — click ✎ Log a Repair in the dashboard header. Fill in the repair category, urgency, and description, plus any tenant and property details you have. The job is created instantly with a standard reference number (e.g. R-260630-005). If you enter the tenant's email, you can tick the option to send them a confirmation automatically.
A job has no tenant linked — what do I do?
Open the job and click Invite tenant → in the job detail panel. The invite form opens pre-filled with the property address. Once you send the invite, the new tenant is linked to that job automatically. Status updates are not blocked on jobs with no tenant — you can move any job through statuses at any time.
